House Rules
1. Primary renter (person booking the property) must sign the renter agreement for each visit and is responsible for their party. The renter agreement is the binding agreement, the below rules are for informational purposes and do not supersede the renter agreement in any way.
2. Primary renter must be 21 and any guests under the age of 21 must be accompanied by their parents or guardian.
Maximum guests for Seven Pines – 12. If you bring more humans than accounted for on your reservation you may be asked to leave without refund.
3. No late check-out or early check-in. If this should happen we reserve the right to charge $50 per hour or any rush fees incurred from our cleaning team to prepare the cabin for the next guest.
4. Maximum Vehicles for Seven Pines – 3. RVs/Campers/Trailers will not fit in the neighborhoods or driveways for any of the cabins.
5. Smoking is NOT allowed inside the cabin and will incur a charge of $250, plus the increase in cleaning fee, plus any damages or disruptions to other guests.
Smoking is permitted on the outside decks provided all windows and doors are fully closed. Please do not ash or throw butts off the decks. Forest fires are a real concern.
6. Firearms are not allowed on the property.
7. Video security - there is a camera in place above the exterior entry door with audio and video monitoring capabilities for the security of the property. If you touch or tamper with the camera you will be asked to leave the property immediately without refund.
8. These cabins are in the Great Smoky Mtn Region, you will likely see and hear wildlife. Do not approach or attempt to feed wildlife of any kind, but especially bears. Keep car doors closed at all times and do not leave food in vehicles.
9. Hot Tub – use at your own risk
• No children under the age of 18 permitted in hot tub at any time.
• Our housekeeper drains, sanitize, refill and replenish chemicals in hot tub prior to your arrival; therefore, it may not be warm until later that evening.
• Do not sit or stand on the hot tub cover as it will break and you may be charged $600 for replacement.
• No foreign substances should be added to the hot tub such as soaps, oils, bubble bath, bath salts, etc; violation of this rule will result in a cleaning fee of $500 plus any additional charges to return hot tub to its clean state, and damages if there is impact to another guest reservation.
• Please remember when not using the hot tub to leave cover on so it will stay warm.
• Glass should not be used in or around hot tub.
10. No refunds will be given for weather/natural disasters/other things that are beyond our control unless there is a governmentally mandated travel ban. It is strongly recommended that during the winter months guests get travel insurance for this reason.
11. A starter set of paper towels, kitchen sponge, 2 dishwasher tabs, 2 laundry tabs, toilet paper, soap and shampoo is provided. Cleaning service is not daily, so depending on the duration of your stay you may need to bring refills to use after your first few days.
12. Do not move the pool table. Moving it can cause damage to the slate top underneath the felt as well as making it unlevel. If the table is moved you can be charged $500 for the repair.
13. Pets are NOT allowed. If you sneak in a pet of any kind you will be charged an additional cleaning fees of $500 or more depending on the need and you will likely be asked to leave with no refunds.
14. Absolutely no fires! Unauthorized fires (including candles) will be charged $100 plus damages.
15. Failure to comply with the above rules or the regulations set out in the rental agreement can result in immediate nullification of reservation without refund and possibly additional charges.
